The gabled roofs of the local neighborhood, as well as Reno’s snowcapped mountain back, is the inspiration for this mixed-use building’s unique asymmetrical design that pays homage to both the city and surrounding neighborhood. Combining three parcels - two empty and one with an existing structure to be demolished – this modern interpretation supports a new four-story building with residences, retail and below-grade structured parking.

Located on California Avenue with a western edge facing Creek Place Alley, the program includes three stories of residential, approximately 25-35 units totaling 30,000 sf, for an average of 700-1080 sf/unit. The ground level offers approximately 9,800 sf of neighborhood-serving retail space and one level of below-grade parking for 25-30 residents.
