BAR designed 200 condominium homes as part of the overall 15-acre Foster Square – a vibrant age-restricted, walkable community – also master planned by BAR. Consisting of 14 small buildings ranging from 12 to 24 units each, with their own lobbies and parking accommodation, provides a significantly more permeable and pedestrian friendly site than would a standard large scale housing project.

Three different building types are offered:

– 12-unit Courtyard buildings have direct access from each garage to an entry lobby that serves six units. The elevator opens into the condo’s private vestibule and foyer.

– 14-unit Garden Buildings have entry lobbies activating the major street, four or five units per floor, and a one-story step-back which allows the buildings to relate to the residential character of the neighborhood.

– 24-unit Garden buildings are designedto mitigate their size and provide a more personalized experience for the residents by having two lobbies each which serves a core accommodating four units per floor. Lobbies are located on the building corners for maximum prominence and for screening the garage.

The generously sized two- to three-bedroom homes range from 1,100 sf to 1,800 sf, each with their own private two car garage at the ground floor, where residential entries are prominently located to activate the street frontage. Each home has a generous deck or patio; and in all buildings, living spaces are placed at the building corners, activating the streetscape and providing great light inside.
