Located within the heart of San Francisco’s Mission District, this mixed-use project reflects the area’s historic fabric while pushing forward towards the future. The project is located on multiple zoning and height districts and is a mix between condominiums, retail and Small Enterprise Workspaces (SEW). The design of the project is composed of three different massing elements that negotiate the various building heights and street frontages. The color scheme and fenestration unify the three components into one composition.

The SEW building is a simple three-story mass, clad in corrugated aluminum with large windows at each SEW space; allowing the small workspaces to feel more expansive and engage with the life of the street. Two other forms frame the remaining elevations, including one massing element with a dynamic dark gray metal panel façade nestled into a calmer brick building base. The movement of the roofline and plan conceptualize the Mission District’s energy. The project seeks a density bonus waiver for two additional floor levels.
