The first phase retail and sales center will serve as the gateway to a much larger residential community of over 5,000 units. The project sets an important and symbolic aesthetic and standard of quality for the overall development. It provides a “window” to the larger site and a possible new way of life for its future residents. The plan emphasizes a strong connection to nature with a new lake and view corridors to the hills and open space behind the buildings. The semi circular shape of the retail embraces the new lake and creates continuously changing views for the retail customer helping to draw them through the project.
There is 200,000 gsf of retail on two levels with restaurants concentrated in lakeside buildings with large outdoor terraces. A two level parking structure behind the retail street provides direct pedestrian access to both retail levels. A 25,000 gsf sales center creates an iconic and modern image for visitors looking to buy into the new community and provides amazing panoramas of the lake and mountains beyond. There are 150 residential units in 4 -seven story buildings above the retail. Many of the units are “through units” to provide better natural ventilation, access to the southern sun and excellent views of the hills and open space. The project is the first phase of a larger commercial area master planned by BAR as part of the initial design studies. The entire project will ultimately include 1,000,000 gsf of retail department stores and a 25 screen Cineplex.
