BAR was selected to design the Master Plan for the entire site development of Emerald Vista, a planned community designed to serve a broad cross section of the Dublin community. This plan includes Wexford Way, for-sale market-rate homes and affordable family rental housing; and Carlow Court, affordable senior rental housing.
The site, running approximately four-tenths of a mile along Dougherty Road, is organized with the affordable homes and community buildings at the core, and the market rate units flanking to the north and south. A Village Center, which responds to an existing arc of mature redwoods, and a main street are the two organizing elements which create a seamless connection to the full length of the site. All of the residential buildings (both market-rate and affordable) are organized on the site to create satellite recreation areas, enabling all units to have excellent open space access. This layout balances the needs of residential management; creates a Village Center supporting the affordable family, senior and market-rate units; and integrates market-rate and affordable components of the project, thus achieving a greater degree of economic diversity.
