SLICE OF SF BAY  Creating a signature building element and maximizing value was extremely important as the first building being constructed in this larger community. By taking a “slice” out of the typical “donut-style” central courtyard concept, the design significantly increased the number of units with higher value water views. The canted, multi-color “feature wall” along the courtyard establishes the project’s identity and reinforces the view axis to the bay.

SUPPORTING THE PROFORMA  Adding upper-level mezzanine space to top floor units recaptured otherwise lost area and maximized allowable building area without impact on allowable Type III construction.

REDUCING COSTS  By utilizing mechanized parking, one full level of concrete construction was eliminated and the overall building weight was reduced. This resulted in eliminating the need for a time consuming and expensive pile foundation reducing foundation cost and construction time.
